dis Dihei is a Swiss housing cooperative that organises and delivers residential projects together with its members. Instead of a standardised apartment, the result is a home designed around the needs of its future residents.
Within the possibilities of each individual project, members can influence the size, floor plan and interior fit-out of their future home. A professional team supports the entire process, from planning through to the completed home.
dis Dihei vs. a traditional Housing Cooperative
Both models offer the advantages of a cooperative approach, but give members very different levels of influence over their future home. In a traditional housing cooperative, residents generally move into an apartment that has already been designed and adapt their family’s needs to the existing space. With dis Dihei, members join the project at an earlier stage and help shape their future home around their own needs.

The size and floor plan of the apartment are determined by the project in advance.
Future residents choose from the apartments and fit-out options provided within the project.
Cooperative members typically join at a stage when the key decisions about the apartment have already been made.
The apartment remains the property of the cooperative. The member receives a right of residence or tenancy, while the possibilities of selling, gifting or transferring this right through inheritance are subject to the rules of the respective cooperative and are therefore limited.
dis Dihei :
You determine the amount of living space you need within the possibilities of the project — based on your family’s needs and financial means.
Within the chosen space, you can plan the number of rooms you need as well as a home office, walk-in wardrobe, library, hobby room, storage and other individual solutions.
You can work directly with the architects on the floor plan, materials and fit-out, or entrust these decisions to the professional team.
The dis Dihei model is designed from the outset to allow the apartment to be transferred to the cooperative member as condominium ownership. The timing can be chosen with consideration for the family’s financial means and the conditions of the specific project. The Baukapitalbeitrag contributed to the project is credited towards the purchase price when ownership is transferred.
A home you can make your own decisions about.
Ownership means more than simply living in your own apartment. It gives you the freedom to decide how to use your home today and what you want to pass on to your family in the future.
Once construction is complete, you can live in the apartment with your family — in a home designed around your individual needs.
If your circumstances change, you can rent the apartment out to third parties. You do not have to give up your home simply because you temporarily live somewhere else.
From the outset, the dis Dihei model provides the option to transfer the apartment into your condominium ownership (Stockwerkeigentum). The timing can be chosen with consideration for your family’s financial means and the conditions of the specific project.
Once the apartment has been transferred into your ownership, you can dispose of it as its owner — sell it, gift it or pass it on through inheritance.
From your needs to your own home.
Every project begins with a specific plot of land and a clear concept. Once a project opens for participation, you can join it, determine how much living space you need and work with the dis Dihei team to create a home tailored to your needs.

First, you decide how much space you really need.
Together with the architects, you develop your floor plan within the selected space and the technical possibilities of the project: rooms, kitchen, home office, walk-in wardrobe, hobby room, storage and other areas you need.
The floor plan adapts to your life — not the other way around.
Once the plans are approved, implementation begins. Financing is provided in stages as construction progresses. During the process, you select the materials, finishes and fit-out options available within the project.
A clear process with a transparent cost structure.
Once construction is complete, you can live in the apartment with your family or rent it out to third parties. The dis Dihei model also provides the option of subsequently transferring the apartment into condominium ownership.
Live in it. Rent it out. And, subject to the applicable conditions, take ownership.
